How to buy, step by step

Buying well is not a matter of luck, it is a matter of order. This is the path we follow with you, so that you always know where you stand and what comes next. None of these stages is skipped: each one protects you.

1. Offer and deposit. When you find the property, a written offer is made and, if accepted, a promise-to-purchase or reservation agreement with a deposit. There, the price, the deadlines and the conditions are put in writing. No verbal agreements.
2. Document review (the part that prevents nasty surprises). Before paying the bulk, the property is checked to make sure it is clean: a certificate of freedom from encumbrances (certificado de libertad de gravamen) is requested from the Public Property Registry (which confirms there are no debts, liens or a hidden owner), it is verified that property tax and water are up to date, and an appraisal is carried out. This is where a good advisor saves you an expensive problem.
3. Deed before a notary. In Mexico, the purchase and sale of real estate is done before a notary public, who is a lawyer with public faith: they review the legality, draft the deed, calculate and withhold the taxes, and give certainty to both parties. If it is on the coast and you are a foreigner, this is where the notary sets up the fideicomiso with the permit from Foreign Affairs.
4. Signing and payment. The deed is signed and the rest of the price is paid, normally by bank transfer (later we explain why almost everything goes through the bank and not in cash).
5. Registration in the Public Registry. The notary registers the deed in the Public Property Registry. That is the moment when your right becomes enforceable against everyone: it is now official and protected against third parties.
6. Handover. You receive the keys and possession. From then on the property is yours to live in, rent out or whatever you decide.
