Vacation rental ROI calculator

Vallarta is an investment market: many people buy to rent by the season. This calculator gives you an idea of how the business looks. You enter the price, the nightly rate you expect to charge, how full you expect it to be and how much goes into running it, and we show the yearly income, the yield and how many years it takes to pay for itself. It is an illustration to organize your numbers; the real figures depend on the season, the area and how you run it, and Blanca helps you fine-tune them.

Investment details

What the property would cost.

What you expect to charge per night, on average across the year.

The percentage of nights in the year you expect to rent it. In Vallarta it varies a lot by season; it is wise to be conservative, for example 50 percent.

Everything that goes into running it, as a percentage of income: management, cleaning, platform fees such as Airbnb, maintenance, utilities and insurance. It is usually around 25 to 40 percent.

An illustration, not a promise of returns

This calculator uses the assumptions you choose (rate, occupancy and costs). The result is an illustration to organize your numbers; it is not investment advice or a promise of returns.

It does not include rental income tax, the cost of a loan if you buy with financing, or the initial furniture and equipment. Occupancy and the rate change a lot by season and by area. Before investing, run your numbers with an accountant and with us.
